Compensation: $100,000 – $200,000/year + bonus
Location: New York, NY or Chicago, IL (Hybrid with Travel)
Schedule: Monday to Friday (Hybrid)
Our client is seeking a Healthcare Real Estate Originations Associate in New York, NY or Chicago, IL (Hybrid with Travel). In this high-impact role, you will source, structure, and underwrite financing opportunities for senior housing and skilled nursing facilities. The ideal candidate has a background in healthcare real estate originations, with expertise in underwriting, credit analysis, and client relationship management. You will work directly with borrowers, debt brokers, and healthcare operators to support complex transactions and drive strategic portfolio growth.
Responsibilities as the Healthcare Real Estate Originations Associate:
- Sourcing & Pipeline Growth: Proactively identify and pursue senior housing and skilled nursing financing opportunities through outreach and relationship building.
- Client & Broker Relations: Negotiate deal terms, advise on structure and pricing, and maintain strong connections with borrowers and intermediaries.
- Financial Analysis & Underwriting: Build models and evaluate investment risk across real estate asset classes, supporting both debt and equity transactions.
- Due Diligence & Committee Prep: Conduct site visits, assess borrower risk, and prepare materials for loan committee review.
- Process Optimization: Support technology enhancements and process improvements to streamline origination and underwriting workflows.
Qualifications for the Healthcare Real Estate Originations Associate:
- Education: Bachelor’s degree in Finance, Real Estate, Business, or a related field required.
- Experience: 3-10+ years in healthcare real estate originations, including senior housing, skilled nursing, or hospitals, with DME or related sector experience preferred.
- Technical Skills: Advanced Excel skills required, with familiarity in CRM systems and financial modeling tools.
- Industry Knowledge: Strong understanding of commercial lending, credit structuring, underwriting, and real estate finance, particularly in the healthcare space.
- Skills & Attributes: Effective communicator with sharp attention to detail, intellectual curiosity, and the ability to manage multiple deals and priorities simultaneously.
