Job Overview – Senior Preconstruction Manager (Multifamily)
Compensation: $110,000 – $150,000/year + bonus

Atlantic Group is hiring a Senior Preconstruction Manager (Multifamily) in Washington, DC for our client, supporting ground-up multifamily construction projects across the DC and DMV market. In this on-site role, you will lead budgeting, estimating, value engineering, and bid management across the preconstruction lifecycle while partnering with ownership, design teams, and operations to drive cost certainty and constructability.
Responsibilities as the Senior Preconstruction Manager:
- Preconstruction Leadership: Lead the full preconstruction process for multifamily projects from conceptual design through GMP and contract execution.
- Budgeting & Cost Planning: Develop and refine conceptual, schematic, and design development budgets aligned with scope, schedule, and client expectations.
- Design Collaboration & Constructability: Provide cost, constructability, and feasibility guidance to owners, architects, and engineers throughout design development.
- Value Engineering: Drive value engineering initiatives to meet budget targets while maintaining design intent, quality, and performance.
- Estimator & Bid Management: Lead estimator teams through subcontractor bidding, scope review, leveling, and final bid recommendations.
Qualifications for the Senior Preconstruction Manager:
- Experience: 10+ years of experience as an Estimator or Preconstruction Manager with a commercial general contractor delivering ground-up multifamily or large-scale commercial projects.
- Technical Expertise: Demonstrated ability to scope and estimate major commercial construction trades across site, structural, envelope, MEP, and interior systems.
- Industry Knowledge: Strong understanding of multifamily construction methods, market pricing, subcontractor procurement, and preconstruction best practices.
- Leadership & Communication: Proven ability to lead teams, communicate effectively with owners and design partners, and drive consensus across stakeholders.
- Skills & Attributes: Highly analytical and detail-oriented professional with strong judgment, organizational skills, and the ability to manage multiple complex projects simultaneously.
