Position Overview – Director of Purchasing for Commercial Construction:
We are seeking a Director of Purchasing to oversee procurement and purchasing processes for multiple commercial construction projects. The ideal candidate will have a strong background in strategic sourcing, supplier management, and cost optimization in the construction industry.
Compensation: $120,000 – $160,000/year
Location: Philadelphia, PA
Responsibilities as the Director of Purchasing for Commercial Construction:
Purchasing Management:
- Review and coordinate Owner Contracts.
- Participate in Project Hand-off meetings with Estimating and Project Management teams.
- Analyze bids and select subcontractors/vendors.
- Manage Scope of Work Database for all trades.
- Maintain vendor and subcontractor communication.
- Forecast trade purchasing trends.
Subcontracts and Purchase Orders:
- Develop and execute purchasing strategies.
- Coordinate and track buyout schedules.
- Monitor buyout results against budgets.
- Ensure schedule commitments in subcontracts/purchase orders.
- Eliminate scope gaps between trades.
Risk Management/Prequalification:
- Handle subcontractor and vendor pre-qualifications.
- Maintain TradeTapp data and approvals.
- Recommend bonding or risk management tools.
- Monitor subcontractor utilization and expand the subcontractor pool.
- Maintain key subcontractor and vendor relationships.
- Conduct Lessons Learned meetings with Estimating.
Qualifications for the Director of Purchasing for Commercial Construction :
- 10+ years in Estimating and Project Management of commercial construction.
- Proven buyout process success.
- Bachelor’s Degree in Construction Management, Civil Engineering, or Architecture.
- Proficiency in Blue Beam and Microsoft Excel.
- Strong communication and negotiation skills.
- Knowledge of AIA Contract Agreements and General Conditions.
- Broad understanding of construction materials, systems, facades, and MEP systems.
