Position Overview – Director of Purchasing for Commercial Construction:
We are seeking a Director of Purchasing to oversee procurement and purchasing processes for multiple commercial construction projects. The ideal candidate will have a strong background in strategic sourcing, supplier management, and cost optimization in the construction industry.

Compensation: $120,000 – $160,000/year

Location: Philadelphia, PA

Responsibilities as the Director of Purchasing for Commercial Construction:

Purchasing Management:

  • Review and coordinate Owner Contracts.
  • Participate in Project Hand-off meetings with Estimating and Project Management teams.
  • Analyze bids and select subcontractors/vendors.
  • Manage Scope of Work Database for all trades.
  • Maintain vendor and subcontractor communication.
  • Forecast trade purchasing trends.

Subcontracts and Purchase Orders:

  • Develop and execute purchasing strategies.
  • Coordinate and track buyout schedules.
  • Monitor buyout results against budgets.
  • Ensure schedule commitments in subcontracts/purchase orders.
  • Eliminate scope gaps between trades.

Risk Management/Prequalification:

  • Handle subcontractor and vendor pre-qualifications.
  • Maintain TradeTapp data and approvals.
  • Recommend bonding or risk management tools.
  • Monitor subcontractor utilization and expand the subcontractor pool.
  • Maintain key subcontractor and vendor relationships.
  • Conduct Lessons Learned meetings with Estimating.

Qualifications for the Director of Purchasing for Commercial Construction :

  • 10+ years in Estimating and Project Management of commercial construction.
  • Proven buyout process success.
  • Bachelor’s Degree in Construction Management, Civil Engineering, or Architecture.
  • Proficiency in Blue Beam and Microsoft Excel.
  • Strong communication and negotiation skills.
  • Knowledge of AIA Contract Agreements and General Conditions.
  • Broad understanding of construction materials, systems, facades, and MEP systems.
