Job Overview – Lead Multifamily Superintendent
Compensation: $130,000 – $150,000/year + bonus
Location: Richmond, VA
Atlantic Group is hiring a Lead Multifamily Superintendent in Richmond, VA for our client, an on-site leadership role overseeing large-scale multifamily construction projects. You will lead daily field operations, manage subcontractors, scheduling, safety, and quality control from groundbreaking through closeout, while partnering closely with project managers, inspectors, and ownership teams.
Responsibilities as the Lead Multifamily Superintendent:
- Field Operations & Site Leadership: Lead all on-site construction activities for multifamily projects, coordinating trades, managing site logistics, and maintaining progress against the project schedule.
- Scheduling & Trade Coordination: Develop and execute look-ahead schedules, sequencing subcontractor activities to ensure efficient workflow and timely milestone completion.
- Safety & Compliance Management: Implement and enforce site safety programs, conduct toolbox talks, and maintain compliance with OSHA and project-specific safety requirements.
- Quality Control & Inspections: Enforce quality standards, conduct inspections, and ensure work complies with plans, specifications, and local building codes.
- Subcontractor Oversight & Communication: Manage subcontractor performance, resolve field issues, and communicate effectively with project managers, inspectors, and ownership teams.
Qualifications for the Lead Multifamily Superintendent:
- Experience: 10-20 years of experience with a general contractor on multifamily construction projects, including leadership on ground-up or large-scale builds.
- Technical Skills: Strong knowledge of construction means and methods, scheduling, plan reading, and field coordination, with construction management software experience preferred.
- Industry Knowledge: Deep familiarity with multifamily construction sequencing, inspections, and jurisdictional requirements.
- Skills & Attributes: Proven field leader with strong problem-solving abilities, excellent communication skills, and the ability to manage multiple trades in a fast-paced, on-site environment.
