Responsibilities

 

  • Manage a portfolio of class A office buildings in both Nassau and Suffolk Counties consisting of ~ two million square feet.
  • Report directly to the owner and managing partner of the company with regard to all day-to-day property activities; including tenant and maintenance issues and all construction projects
  • Develop scopes of work for both office and field personnel as well monitoring their work performance
  • Set up preventive maintenance programs and schedules for each building
  • Prepare and monitor annual operating budgets for each property. Track all expenses and prepare variance reports
  • Reduced operating expenses by restructuring various service contracts and by bringing certain task in house
  • Responsible for all Capital Expenditures (CapEx) and Tenant Improvement (TI) projects totaling several million dollars annually; negotiate all contracts as they relate to the projects
  • Developed a CapEx and TI Tracking report to ensure proper monitoring of all projects including budget vs. actual expenses
  • Coordinate the due diligence process for the purchase of new properties or the refinancing of existing properties
  • Assist in the negotiation of leases for new major tenants along with in house legal and leasing departments
