Associate Asset Manager

We are representing an Associate Asset Manager role with a public REIT in the industrial, office, and retail space. The AM works directly with the asset management team and reports directly to the head of asset management for North America. This is a rare opportunity to join the principal side of real estate as an in-house construction expert. The company’s scale is massive. A global REIT with a portfolio of commercial properties valued of over $21 billion, you will be charged with identifying value-creation opportunities and will proactively work on real time transactions.

 

As an asset management associate, work closely with senior asset managers on deal teams and will be responsible for day-to-day oversight of a portfolio of tenant relationships. You will be executing all types of transactions within the portfolio, including credit analysis, dispositions, expansions, repositioning and redevelopment, leasing, restructuring, bankruptcy and workouts, and fund level strategy.

 

Responsibilities

 

  • Dispositions: Identify, underwrite, and execute on asset sale opportunities
  • Financing: Source, negotiate, and close commercial mortgage financing
  • Leasing / Restructuring: Proactively identify opportunities to modify existing deals to create value
  • Capex: Execute investments within the existing portfolio (expansions, adaptive reuse, redevelopment)
  • Workouts: Develop deep credit and industry insight, work with distressed tenants through bankruptcies
  • Analytical work related to portfolio management
  • Credit and real estate analysis
  • Financial modeling and underwriting
  • On-site visits with tenant management
  • Lease restructurings and workouts
  • Property leasing and dispositions
  • Hands on real estate decision making
  • Effective negotiation

 

Requirements

 

  • 1-3 years of experience in finance or real estate investment
  • Strong academic background in business/finance
  • Excellent analytical ability
  • Superior proficiency with Microsoft Excel; Argus proficiency valued but not required
  • Traits sought are creativity, problem solving, people skills, proven leadership, and excellent verbal and written communication
  • Ability to quickly underwrite a variety of scenarios and execute complex transactions
  • Ability to effectively interact with senior management within the company and externally
