Associate Analyst

We are representing an Associate Analyst position with a real estate private equity shop investing both debt and equity in a wide range of asset classes across the country. This position will perform all the underwriting and due diligence for the firm’s opportunistic and high-yield credit investments for the asset management team.

Responsibilities

 

  • You will be involved in all aspects of analyzing and communicating investment performance to senior leadership, ensuring business plan execution, and helping to identify value-add opportunities.
  • Gaining a deep understanding of the transaction structure of each investment and monitoring a partner’s/borrower’s progress against business plan
  • Creating and maintaining valuation models, cash flow projection models, and asset reports on a quarterly basis
  • Modeling financial transaction scenarios based on complex capital structures including multi-tiered promote structures
  • Analyzing and assisting in the implementation of various aspects of investment business plans, including, leasing, financing, disposition, capital plans, and ongoing portfolio surveillance and special servicing
  • Reviewing the annual property budget, leasing plan, and capital program for each property as prepared by the venture partner, property management, and leasing team
  • Generating financial analysis and investment committee memoranda as needed
  • Assisting in the restructuring of equity and debt positions
  • Helping identify, evaluate, implement, and recommend to the investment committee value-enhancement opportunities such as new development and redevelopment opportunities
  • Helping evaluate property management and leasing team’s performance for the life of the investment
  • With the assistance of a leasing broker, developing marketing and leasing guidelines and promotional programs, analyze lease terms and conditions, and review tenant improvement plans and budgets
  • Visiting investments on a periodic basis to meet with the joint venture partner, property manager, leasing agents, third party brokers, etc
  • Interacting and working effectively with multiple groups within Square Mile, including, but not limited to the investment team, accounting, finance, loan servicing, investor relations, legal and external stakeholders
  • Assisting in oversight of the firm’s construction investments, related 3rd party consultants, and interaction with loan servicers

 

Requirements

 

  • Bachelor’s degree
  • 2-4 years of experience in an institutional real estate investment/advisory firm
  • Strong work ethic and a passion for real estate
  • Strong quantitative and financial modeling skills
  • Excellent time management and communication abilities
  • Experience and ability to function independently (with limited day-to-day oversite)
  • Proficiency in Argus
