Assistant Construction Project Manager

We are representing an Assistant Construction Project Manager position with a residential and student housing-focused real estate investor and developer with ground up projects around the country. They are looking for an ambitious building expert, preferably with experience in multi-family, wood-frame construction, who can join their office in the city but also travel to their job sites, mostly in upstate New York. This is an amazing opportunity to join an entrepreneurial, well-funded, international developer with a strong presence in the multi-family market.

 

Responsibilities

 

  • Provide management oversight for all phases of Multi-Family construction projects, including coordinating employees, subcontractors, material and equipment
  • Ensuring  specifications are being followed, and work is proceeding with quality, on schedule and within budget
  • Develop a cost-effective plan and schedule for completion of project following a logical pattern for utilization of resources
  • Coordinate work of subcontractors working on various phases of multiple projects
  • Oversee performance of all trade contractors and reviews architectural and engineering drawings to make sure that all specifications and regulations are being followed
  • Properly administer construction contracts and obtain all necessary permits and licenses
  • Supervise superintendents, reviews their reports, checks on any reported difficulties, and corrects any safety violations or other reported deficiencies
  • Track and controls construction schedule and associated costs to achieve completion of projects within time and monies allocated
  • Report to owner, architects and portfolio managers about progress and any necessary modifications of plans that seem indicated
  • Plans, implements, tracks and closeout / turnover construction projects
  • Conduct project meetings
  • Manage day-to-day operational and tactical aspects of multiple construction projects in a supervisory role
  • Manages day-to-day client interactions and expectations, directly or in a supervisory role, accurately forecasts revenue, profitability and project costs
  • Manage revenue goals set for projects
  • Generate and issue regular internal and external project reporting through company software
  • Proactively identify changes in project scope and ensures appropriate measures are taken
  • Project changes in scope and revenue
  • Administer submittal review process between subcontractors/suppliers and design team
  • Prepare and log RFI’s and change orders
  • Maintain weekly status reports on project for upper management’s review
  • Review and approve monthly draws with your Manager
  • Ensure quality workmanship and adherence to the construction schedule

 

Requirements

 

  • At least 5 years of experience working as a Project Manager on multifamily, wood frame, apartment projects (greatly prefer luxury apartments)
  • Experience with wood frame, podium, stick build, masonry, and other various build types
  • A demonstrated understanding of multifamily construction means and methods
  • BS in Construction Management, Architectural or civil engineering
  • Must willing to travel (50 %)
